Real estate new homes - Carlsbad. By 1970 Carlsbad had about 4,500 housing units—homes, apartments, mobile homes—about half of them erected during the 1960s. The 70's saw the town take off: there were 8,198 housing units, mostly single homes, and on into the 1980s, when developers added 11,819 units. Many new homes are still being built to this day. As of 1998 the state counted 30,877 housing units, of which 14,762 were single-family detached, 5,243 single attached, 9,515 multiples, and 1,357 mobile homes.

Population in 1998 was estimated at 73,688. Fortunately, Carlsbad incorporated as a city in 1952 and this gave the local people control over planning before the town's boom years. This is the reason that the planning of new housing developments was wholly controlled by people of the area. Carlsbad is essentially a city of three development areas. Inland, middle (the airport area) and coastal.
The middle (airport) part of the city is finally filling out and also includes many fine commercial developments.
